            My honest answer? It depends. But not on what most people think it depends on.

           Most people are waiting for rates to drop, for prices to soften, for some magical moment when everything lines up perfectly. But here’s what I’ve learned after decades in this business: that moment rarely comes the way people imagine it will.

           Southern Oregon is not in a frenzy, and it’s not in a slump. It’s something more nuanced than either of those. Inventory has ticked up compared to a year ago, which means buyers have more choices. And yet well-prepared, properly priced homes are still moving — sometimes quickly. 
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
            
          &#xD;
    &lt;/span&gt;&#xD;

           Sellers who overprice are sitting. Buyers who hesitate on a home they love are losing it. That dynamic tells you something important: this is a market that rewards clarity and preparation on both sides.

            If the answer involves something meaningful — being closer to family, having more space for a growing household, downsizing after the kids leave, putting down real roots here in this beautiful valley — then the market is almost always a secondary consideration.

      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Life doesn’t wait for a perfect interest rate. And the longer you delay a move that genuinely serves your life, the more of that life you spend in the wrong place. 
          &#xD;

  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;

           If You’re a Buyer 
          &#xD;

           Here’s what I’d tell a close friend who was on the fence about buying right now:

  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
            
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;ul&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Get pre-approved now. Not when you find the house — now. It puts you in a completely different position when something great hits the market. 
           &#xD;

    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Be honest about your timeline. If you need to be settled before school starts or before a job begins, that’s your real deadline — not the Fed’s next announcement.

            Think long-term. Ashland and the surrounding communities have held value remarkably well over time. Buying here and staying — even through market fluctuations — has consistently been a sound decision.
