To Buy or not to buy? | to sell or not to sell?

I get this question more than any other right now. In every conversation — at the farmer’s market, after yoga, over coffee — someone pulls me aside and asks some version of it: “Should I just wait?” 


My honest answer? It depends. But not on what most people think it depends on. 


Most people are waiting for rates to drop, for prices to soften, for some magical moment when everything lines up perfectly. But here’s what I’ve learned after decades in this business: that moment rarely comes the way people imagine it will. 

 

What the Market Actually Looks Like Right Now 

Southern Oregon is not in a frenzy, and it’s not in a slump. It’s something more nuanced than either of those. Inventory has ticked up compared to a year ago, which means buyers have more choices. And yet well-prepared, properly priced homes are still moving — sometimes quickly. 

 

Sellers who overprice are sitting. Buyers who hesitate on a home they love are losing it. That dynamic tells you something important: this is a market that rewards clarity and preparation on both sides. 

 

The Real Question to Ask Yourself 

Before you worry about rates or inventory, ask yourself something more personal: Why do I want to move? 

 

If the answer involves something meaningful — being closer to family, having more space for a growing household, downsizing after the kids leave, putting down real roots here in this beautiful valley — then the market is almost always a secondary consideration. 


Life doesn’t wait for a perfect interest rate. And the longer you delay a move that genuinely serves your life, the more of that life you spend in the wrong place. 


If You’re a Buyer 

Here’s what I’d tell a close friend who was on the fence about buying right now: 

 

  • Get pre-approved now. Not when you find the house — now. It puts you in a completely different position when something great hits the market. 
  • Be honest about your timeline. If you need to be settled before school starts or before a job begins, that’s your real deadline — not the Fed’s next announcement. 
  • Think long-term. Ashland and the surrounding communities have held value remarkably well over time. Buying here and staying — even through market fluctuations — has consistently been a sound decision. 
  • Expect to negotiate. Unlike the frenzy of a few years ago, there is room for conversation in today’s market. A skilled broker can help you find it. 

 

If You’re a Seller 

The sellers who are doing well right now have three things in common: their home is priced accurately, it’s clean and presented well, and they chose a broker who knows this market from the inside out. 

 

Buyers today are informed. They’ve done their research, they’ve seen the comps, and they’re not going to overpay. But they will pay fair value — and sometimes more — for a home that feels right and is priced honestly. 

 

If you’ve been thinking about selling, spring is traditionally when the market wakes up. The wildflowers come out, the weather cooperates, and buyers who have been patient through winter start to move with intention. Starting your preparation now gives you a real advantage. 

 

The Bottom Line 

Waiting for the perfect market is a little like waiting for the perfect day to plant a garden. The best time to plant was last season. The second best time is now.
